Once you’ve chosen your home, the rest is effortless. Our streamlined process and dedicated team ensure everything is handled smoothly, so you can focus on the excitement of moving into your dream home.

Getting approved with University Lending is quick and easy!

Choosing University Lending not only simplifies the process of purchasing your Herbst Home but also gives you access to exclusive builder incentives and competitive rates. It’s the smart, stress-free way to make your dream home a reality.  

Once you've selected your home and received your pre-approval letter, you can start personalizing your space with color selections and optional upgrades. Depending on the stage of construction, you may have the opportunity to choose cabinets, countertops, and flooring, making your Herbst Home truly your own.

Once you've finalized your selections, we’ll send you the purchase agreement to review and sign. Once the contract is fully executed, you’ll be one step closer to moving into your new Herbst Home!

Once you’re under contract, you’ll need to submit your non-refundable Earnest Money Deposit. Our team will provide all the necessary details and instructions shortly after you sign your purchase agreement, ensuring a smooth next step in the journey to your new home.

After signing your purchase contract, you’ll receive instructions on how to activate your owner’s portal. Through the portal, you can stay connected and view photos that showcase the progress of your new home as it comes to life!

Once your home is complete, our team will coordinate two walkthroughs and provide the option for a 3rd party home inspection to ensure every detail is just right before move-in.

Initial Walkthrough
During the initial walkthrough, you’ll meet with the superintendent who built your home. Together, you’ll create a "Corrections List" of any items that need to be addressed before closing. This is also a valuable opportunity to ask questions about your new home and learn directly from the expert who constructed it. Attendance is crucial, as this walkthrough is one of the most important steps in the process. Take the time to carefully inspect your home and follow the superintendent’s guidance.

Final Walkthrough
The final walkthrough is your chance to confirm that all items on the Corrections List have been resolved. Once everything meets your satisfaction, you’ll sign off on the list, officially accepting the home and preparing for move-in day.

We’re here to guide you every step of the way, ensuring your new Herbst Home exceeds your expectations!

Our team will arrange your closing with our title company and ensure the process is simple and stress-free. On closing day, you’ll review and sign the final documents, and once everything is complete, you’ll receive the keys to your brand-new Herbst Home. Welcome home!
